What Are The Real Costs Of Selling A Home?

Experts estimate that most people who use a Realtor will pay as much as 10% of your selling price in costs associated with selling. The cost of selling a home yourself can range from 4% to 8% of the selling price of your home. When you're estimating your expected gains, remember that the cost of selling a home can be deducted from that figure for tax purposes.

To give you an idea of what the costs of selling a home in the current market are, take a look at the information below. We've included estimated costs based on a 0,000 home sale, as well as some tips for lowering or eliminating them to lower your overall cost of selling your home.

Selling

Sales commission
What Are The Real Costs Of Selling A Home?
If you list your home with a Realtor, expect to pay 4 to 6% of the sales price, or ,000 to ,000 in real estate commission.
Tip: Shop around. Real estate commissions aren't written in stone. A Realtor may be willing to accept less of a commission in a slow market, or you may be able to save money by contracting with a Realtor for specific services only rather than a contracted listing.
250,000
-12,000
238,000
Closing Costs
Taxes, both transfer taxes and property taxes, and legal fees associated with the closing and finalizing of your home sale will be 2% to 4% of your sales price, or ,000 to ,000.
Tip: Check the laws in your state. If you've prepaid your property taxes for the year, you may get a credit instead of a bill. There may also be other refunds on prepaid escrow costs for home insurance and other costs of selling a home.
238,000
- 8,000
230,000
Paying Off Your Mortgage
Whatever the remaining principal balance is on your current mortgage will have to be paid off upon the sale of your home. Just to keep things simple, let's say that you still owe ,000 on your current mortgage. If there's a prepayment penalty, you'll need to deduct that from your eventual sales price as well.
Tip: Ask your lender to prepare a payoff statement for you to check your figures. If there is a fee charged for the service, you can deduct it as one of the costs of selling a home.
230,000
50,000
180,000
Repairs to Your Home
The cost varies widely depending on the age of your home and how well it's been maintained. At the very least, you should get a home inspection to identify any possible problems to avoid being surprised by them at closing. You should plan on paying about 0 for a home inspection.
180,000
300
179,700
Pre-Sale Facelift
Again, the cost varies with the work that's needed to get the house looking its best. Conservative estimate: 0 for new paint, screws and hardware, carpet for living room floor and landscaping service
179,700
400
179,300
Moving costs
The cost of moving from one home to another are included in the cost of selling a home. It may be as little as 00 to as much as ,000 for a cross country move. Let's be conservative again - ,000
179,300
3,000
176,300
Other relocation costs
You may need to replace appliances, pay off school transfer or gym fees, or pay storage for your furniture. There are many unexpected costs of selling a home which may amount to nothing, or add up to a good chunk of change.
Even without adding in other relocation costs, you can see how the cost of selling a home can reduce your final cash gain. The good news is that most of those costs are deductible on your taxes.

Mystery Hotels - How to Cheat and Maybe Get a Bargain

We have spent some time looking at lastminute.com's 'Mystery Hotel' range and the new mystery offers from wotif.com. In some cases, LastMinute's descriptions of its mystery hotels make it pretty easy to pinpoint the actual hotel. Wotif's mystery hotels are a little harder to fathom but there are some clues, for instance they might be selling 'Comfort' and 'Grand Comfort' rooms at a mystery hotel so you just go through the list of other Wotif hotels in the same city and see which hotel uses that description for its rooms. The US company Priceline was the originator of the mystery hotel deal and we have always had serious misgivings about using them.

The main objection is that instead of seeing a discounted price (20% off the usual agent's price is fairly normal for both LastMinute and Wotif) at a specific hotel, Priceline gives you no clue as to the actual hotel and you have to bid the price you are prepared to pay. Priceline does give a little help - it breaks cities down into areas and shows the normal retail price of hotels in different star categories and suggests a likely discount you should apply when bidding. Nonetheless, there is a huge danger that you will end up paying more than you need to. Priceline might have set a secret minimum bid of a night but if someone bids the company will happily accept the bid. Also, in recent years, business has been very good for the hotel industry and we suspect that Priceline was selling rooms at some hotels that would otherwise have difficulty in attracting guests. In other words, you could end up paying over the odds for an inferior hotel.

Bargain

However, now the game has changed a little. Quite a few hotels have empty rooms and are willing to sell them at low rates through Priceline, on condition of anonymity to avoid destroying their normal rating. And, we have found a rather handy guide that should help you avoid some of the Priceline pitfalls.

Mystery Hotels - How to Cheat and Maybe Get a Bargain

One community forum for users of Priceline (and HotWire, a division of Expedia, which is designed more for US customers) is http://www.betterbidding.com. The front page is a bit messy, but all you need do is scroll down to find the forum dedicated to the area you want to visit. Pick Boston and the first post will be a list of hotels that forum members have purchased through Priceline. There is no guarantee that this list is completely accurate - hotels will come and go, depending on season and occupancy - but at least you have an idea of the sort of hotel you will get in each star category. Then you go through the most recent posts where members have listed deals they have actually obtained from Priceline. You may see that someone was able to bid for a room at the Omni Parker two days ago and a bid of got a room at the Hyatt Regency a week earlier. You need to take careful note of when the reservations were for (weekdays or weekends) and how far in advance the reservations were made because this is bound to have an effect on the price.

This site works best with Priceline's US hotels. Postings for international reservations are far sparser. If you want to stay in Venice in May, it is of little use to know that someone was able to bid for a room at the Hilton Molino in February.

All prices on Priceline are before the dreaded 'taxes and charges', which can add a sizeable sum to the total and clearly include a generous service charge. We could not see how they came up with charges of £28 on a basic hotel cost of £92. At least you see this figure before your bid is submitted.

Once you are ready to go ahead, you have to submit your payment details. If the bid is accepted, your money is taken immediately and there is no possibility of cancellation or alteration. If the bid is not accepted, no money is taken and you are only allowed to rebid if you alter some of the terms of the original bid. Betterbidding suggests a way around this. Let's say you want to stay in a five-star hotel in one area of Paris. Your initial bid is turned down so you alter your bid to include another area of Paris but an area which you can see from Betterbidding does not have a Priceline five-star hotel. Assuming Priceline has not suddenly added a new hotel (which is a very real possibility) then your increased bid on the hotel you want should be accepted.

Betterbidding also gives the same range of information for HotWire. This is part of the same group that owns Expedia and Hotels.com but it is designed principally for US customers and payment is taken in dollars - effectively adding to the cost for UK customers.

HotWire's system is similar to Priceline with the bidding aspect removed. You know the star rating in advance, the area of the city involved and the full cost (plus taxes and charges). A quick look at Betterbidding should give you an idea of which hotels it is selling in the various categories and cities. The site is not as strong on hotels outside North America as Priceline.

With both these sites, we recommend you attempt to cross-check prices with the hotels direct or hotels of a similar category. Neither Booking.com, nor Expedia/Hotels.com (the companies behind these mystery sites) is noted for selling hotels cheaply. In some cases, a 20% discount off their rates will only equate to a 10% discount off rates available elsewhere. If you think you can get a room at the Luxor in Las Vegas for , you might find it better to take away the guesswork and book direct with the hotel for .

We certainly cannot recommend Priceline and the Betterbidding site to everyone. It can be very time-consuming and dangerous. There is a huge potential for error: you can easily pay quite a lot of money for a hotel you do not want. Another significant danger is that you can get carried away with the whole game and concentrate too much on trying to 'win' rather than on finding a hotel that is suitable for you! However, there are some genuine bargains around, particularly in the US, where Priceline is stronger, and there is plenty of information on Betterbidding. If you are looking for a couple of nights in a hotel in New York, and you have the time and patience, you might just get a good deal.

Will I get the worst room in the hotel if I have booked a mystery deal at a special price?

There is a possibility that a few hotels will use these mystery deals to sell a handful of less desirable rooms they would not normally sell unless the hotel was full. Most hotels will give you a standard room but, as is common for rooms booked at special rates through agents, it is likely to be the lowest-category room available. The better rooms may be on higher floors, have more modern furnishings or better views and these are likely to be allocated to clients who have booked direct with the hotel.

But...

If you have booked a standard room through an agent (whether it be Priceline or not), there is no reason why you cannot upgrade the room when you arrive. Many hotels are more than happy to upgrade agency customers to executive-floor rooms (maybe for an extra £30 a night) or give them a larger room or one with a better view. Hotels are looking for extra revenue at every opportunity and if someone offers them money, and they have a better room available, they are unlikely to turn them down. Interestingly, this method can quite often lead to a free upgrade! A receptionist may find the task of taking the extra payment on the computer system too daunting and just allocate a better room without charge. Offering to pay for an upgrade can be a better way of getting a free upgrade than just asking.

A Guide to Los Angeles Public Car Auctions

If you want to live or work in Los Angeles, it is essential that you have a car. Sure, there is public transportation, but unless you are going around downtown, it is just too slow and inconvenient for getting about the huge metropolis. Pretty much everybody in LA owns a car. That makes Los Angeles a great place to find public car auctions.

There are numerous public car auctions in Los Angeles, and it is fairly easy to find out about them. One of the best places to start is with the official police garages or OPGs. These are city garages that have official responsibility over the towing and holding of impounded cars in LA. Several hundred thousand vehicles are impounded by the LAPD every year. Of these, around two-thirds are redeemed by the owners, but the rest of the cars become city property and are divested through public car auctions. The OPGs hold these auctions, known officially as lien sale vehicle auctions, once a week. You may contact your nearest OPG to find out when the public auctions take place. The auctions help the city of Los Angeles to recoup unpaid fees while offering an opportunity to the public to bid on and purchase cars at low prices.

Bargain

There are also a number of firms in Los Angeles and its outlying areas that hold public car auctions. A search for "auto auctions" on an online search engine turned up 26 firms around LA that hold regular auctions. A few of these firms specialize in certain types of vehicles. For example, Spectrum Auction Co. in North Hollywood and Palm Springs Exotic Car Auctions specialize in auctions of classic and luxury vehicles. Other firms hold auctions specifically for towed or repossessed cars.

A Guide to Los Angeles Public Car Auctions

Public car auctions are open to everyone, but it is important that you register beforehand. To register for a public auction, you need to provide proper personal identification. You may also need to pay some nominal registration fee. When you have registered, you will be assigned a bidding number, which must be presented to the auctioneer when you make a bid. Only people with bidding numbers are allowed to participate in the auction.

The cars at public auctions are sold "as is" and therefore a potential bidder must possess a "let the buyer beware" mindset. However, there is usually an inspection period prior to the auction, that make take place a day or two or even a few hours beforehand. You should take advantage of the inspection period to see what is being offered and get an idea of the vehicle's quality.

Inspirational Selling

I am going to talk about inspiration. Have you ever felt it? Do you know what it is? Well for years I have been a motivated individual and have had a burning desire to improve myself and to take it to the next level. In many books that I have read there have been countless times they have mentioned "inspired action". I never really knew what that was until now. Inspiration is when a part of you inside is driving you to go to the next level.

This feeling feels almost uncontrollable like an unfulfilled need that will not go left unnoticed. It is a feeling that when you feel tired, inspiration takes over and gives you the energy to keep going. It's when times feel tough and it seems like there is no way and this "inspiration" finds the intelligence and mental toughness to get you through. As salespeople we have all felt it. A goal that you wanted to achieve for more than just financial being or material wants, but an inner desire to feel that success. To feel that feeling of accomplishment is irreplaceable, every man and woman that has ever felt that will go to great lengths to get this feeling.

Selling

Only "inspiration" can do this, when you get this feeling inside don't ignore it, use it to your advantage.

Inspirational Selling

Salespeople out there remember one thing, know what your true inner goal and driving is and go get that magical feeling of accomplishment! I AM PROUD TO BE A SALESPERSON

Repossessed Boats for Sale - A Picked Over Bargain

Most people who hear the term repossessed assume the worst. One of the first thoughts that usually come to mind for most people is that the boat in question is torn up or not cared for, or both. This is not always the case and someone that is shopping for a boat should never completely rule out repossessed boats for sale. There are many bargains that are available and often times the work that the boat needs are minor or superficial. Many boat owners who have purchased their boats through repossession had to just simply clean the boat or put a new coat of paint on to repair a few scratches. You can never tell what you are going to find until you get out there and look, there is no harm in shopping around!

Repossessed boats for sale certainly sound negative and the reason behind that is because we as a society have conditioned ourselves to believe that someone who can not afford something are unable to take care of their belongings, this is simply not true. In most cases repossession simply means that the owner fell on hard times therefore had to give up their boat. I think everyone can relate when I tell you that there are extenuating circumstances that can cause hardships and sometimes people end up not being able to make their payments, whether it be for a boat or any other possession that is financed. When the finance company or bank repossesses the boat they then have a boat that they must sell quickly, banks and other financial institutions are in the business of making money not owning possessions from their clients like boats. As with anything else the banks get in their possession they will not get top dollar for the boat because it has been used. In order to get around this the lenders will hold what is called repossessed boats for sale in order to eliminate their stock of boats.

Bargain

When looking for a boat through repossessed boats for sale you certainly want to be cautious. Ensuring that there is not damage that was masked or covered by the previous owner is one of the most important things to look out for. When the lender takes back the equipment they typically do not thoroughly inspect it to make sure there are no more damages than meets the eye, this is something that should be done by the perspective buyer. It is a good idea to take someone with you that is very familiar with boats, their engines and other internal workings to help ensure that you are getting a good deal and not something that will nickel you to death.

Repossessed Boats for Sale - A Picked Over Bargain

When you are looking to purchase a boat consider repossessed boats for sale. In many cases you can get an excellent bargain on a boat that would normally cost thousands of dollars more at your local dealerships. Remember, just because the boat was repossessed from the previous owner it does not mean that the boat is in disrepair. You may find a boat that was well taken care of by the previous owners but unexpected medical conditions or other financial difficulties made it impossible for them to keep it.

Selling Your Home Yourself in Six Steps: You Can Do It!

Contrary to what 99 out of 100 agents will tell you, it IS possible to sell your home yourself. When you undertake that task, you'll become a FSBO (pronounced "fisbo," and short for "for sale by owner"), and though it can be a challenge, it's one that thousands of home sellers tackle every day. And you can do it, too! In a nutshell, here are the things to do to become a successful FSBO.

Clean your home (inside and out) and get the yard looking spic-and-span. Set a sales price based on selling prices of homes nearby of similar size and amenities. Put a FSBO sign in your front yard with your phone number and/or email address.Place an ad in the real estate classified section of your local paper. Pass out flyers to your neighbors and put at your local shopping mall, stores, libraries, and apartment complexes.Hold an open house.

Selling

Now let's look at them individually. Cleaning up and doing whatever maintenance seems self-explanatory, but be aware that you get used to certain things (especially odors) when you live in a home everyday. So it's worthwhile to ask someone to walk through your house and give you an honest appraisal of things that need to be fixed or smells that need to be addressed, such as sticky doors, squeaky hinges, and the cat box in the utility room.

Selling Your Home Yourself in Six Steps: You Can Do It!

Setting a price can be a bit tricky, but you can find out what other homes are on the market by calling the agents listed on signs in your neighborhood and asking the prices of their houses. If the homes have been on the market a long time, you can assume they're over priced.

Putting a sign in your yard is easy. They're available in most hardware or department store, and they're cheap. Yet most agents will tell you that signs are the best advertising mediums, since people who see yard signs are cruising the neighborhood. That means they're in the market for a home in that area, so if you put a sign out, you'll get calls.

Now a word for those who are squeamish about putting your phone number on a sign. You can substitute an email address to protect yourself from unwanted calls. It will limit your number of prospects, but it will give you a greater degree of privacy. Since you're moving anyway, it might be best to list your phone number. If you know how to put pictures on the Internet, you can list you website address on the sign.

Placing a newspaper ad is easy, but make sure to give accurate information and make it enticing. Be brief, but tell buyers what's special about your home. Even with the advent of the Internet, a majority of homebuyers still cruise neighborhoods and religiously peruse real estate ads, especially on Sundays.

Putting up flyers in the area will also let people know your home is available. This can be especially effective for apartment dwellers longing to own a home of their own.

Open Houses

Handing out flyers to neighbors and inviting them to an open house can be your most effective selling tool. After all, your neighbors are happy living in your area and often have friends or family they'd love to have closer to them.

You'll notice I didn't suggest holding an open house and inviting the world. The type of open houses you see agents promoting are for the agents to get leads on home buyers. Few houses sell at open houses.

There are other factors to consider after you've found a buyer, but you can generally find help through a lawyer or an escrow company. The bottom line is: you CAN sell your home yourself. It just takes time, diligence, and attention to detail.

Happy Selling

One way to increase your closing percentage is to just be happy. That's right, don't worry, be happy. I think that one of the reasons so many people seem to be unhappy is because they have confused happiness with pleasure.

So let's get one thing straight right now. There is a HUGE difference between happiness and pleasure, but here in the United States, most of us haven't figured that out. We live in such a materialistic country, that we have been indoctrinated into believing that if we don't have certain possessions, then we can't be happy. That message is replayed to us over and over and over again in advertisements and in the media. Of course those people want you to feel that way, otherwise you wouldn't need to purchase their products. Repeat this mantra over and over, happiness and pleasure are not the same thing, happiness and pleasure are not the same thing, happiness and pleasure are not the same thing.

Selling

Pleasure is a temporary state. Pleasure has to be constantly fed and is impossible to sustain for long periods at a time. Happiness only has be conjured up out of the blue and can last ad infinitum. I heard it said one time that happiness doesn't come from owning things, but instead, it comes from sharing things. For example, if you could name one thing that you think would make you happy, what would you wish for? Now imagine you received your wish, but you were on a deserted island with no one else around to enjoy it with, would you still be happy? I doubt it. When we buy a new car or a new boat or a new house, we can't wait to call our friends and family and show it off to them. That's because the joy is in sharing things.

Happy Selling

What does this all have to with sales? Well, if you had a choice between spending time with someone who is happy and someone who is unhappy, who would you pick? Don't put your customers and prospects in a position where they have to make that same choice.

The steps to a sales are a lot like the steps to making friends. In fact, it's not a bad idea to try and befriend your prospects and customers before you try to sell them something, if you don't befriend them before you sell them something, at least do it after. Happy people make much better sales people than unhappy people, just like happy people make much better friends than unhappy people. And happiness is a personal choice. Every day that you wake up, you have the choice to be happy or to be miserable. Why would anyone choose not to be happy? Sure, during the course of the day, certain challenges are likely to rear their ugly head and if we are not careful, we could allow them to ruin our good mood. But as long as you've made up your mind ahead of time that you won't let little things bother you, you should be able to withstand the regular onslaught of day to day problems and challenges that your job and your life may throw your way. Remember, as Richard Carlson said in his book Don't Sweat the Small Stuff, "don't sweat the small stuff". Or as I like to say, don't sweat the petty things and don't pet the sweaty things.

And one more thing. If you are one of these people that like to say that you're not a morning person, in my humble opinion, that's just a cop out and a way to give yourself an easy excuse for being a grumpy person. If you can't wake up happy in the morning before anything has gone wrong, what chance have you got to be happy once your day has kicked off and things begin to go wrong? So make up your mind to wake up on the right side of the bed and make a conscious decision that you want to be happy and you will be happy. Your prospects and your customers will take notice and your sales will increase as a result.

The Definition of Sales - Professional Selling Defined

Before I define professional selling. Let's look at some of the related professions. Below are some definitions of professions/occupations that relate to professional selling from Wikipedia:

Marketing is defined as an ongoing process of planning and executing the marketing mix (Product, Price, Place, Promotion) for products, services or ideas to create exchange between individuals and organizations Advertising is defined as a form of communication that typically attempts to persuade potential customers to purchase or to consume more of a particular brand of product or service. Public relations is defined as the practice of managing the flow of information between an organization and its audiences. Sales Promotions is defined as the pre-determined actions designed to increase consumer demand, stimulate market demand or improve product availability for a limited time (i.e., contests, point of purchase displays, rebates, free travel, and sales incentives.)

Selling

What about the sales profession?

The Definition of Sales - Professional Selling Defined

Notice in the above definitions, the profession is *not* defined as the individual. For example, marketing isn't defined as "people who market." Yet, the sales profession is often explained as "individuals who sell." Therefore, selling shouldn't be defined in this manner. Notice also, that the above professions are *not* defined by the activities of those individuals. In other words, the profession of advertising isn't defined as "placing ads on television." Therefore, selling shouldn't be defined in this manner.

Academically, selling is thought of as a part of marketing, however, the two disciplines are completely different. Sales departments often form a separate grouping in a corporate structure, employing individuals who specialize in sale specific roles. While the sales process refers to a systematic process of repetitive and measurable milestones, the definition of the sales "profession" doesn't exist (until now with this article).

So the questions become:

Who is "in" the profession and who is not? How does selling relate to marketing, advertising, promotions, and public relations? What shared competencies do individuals within the sales profession need? How do these competencies align to roles in terms of focus and differentiation?

A definition should provide a meaning. To determine the meaning of the sale profession, it is useful to determine what the sales profession *must* contain.

The following three tenets are required for professional selling:

The focus of the sales profession centers on the human agents involved in the exchange between buyer and seller Effective selling requires a systems approach, at minimum involving roles that sell, enable selling, and develop sales capabilities A specific set of sales skills and knowledge are required to facilitate the exchange of value between buyers and sellers

Within these three tenets the following definition of profession selling is offered by the American Society of Training and Development (ASTD):

Professional Selling is:
"The holistic business system required to effectively develop, manage, enable, and execute a mutually beneficial, interpersonal exchange of goods and/or services for equitable value."

Note: this definition was published by ASTD in 2009.

What does this definition accomplish?

First, it creates a definition of world class selling. An organization wishing to benchmark its selling effectiveness can leverage the above definition to clearly understand strengths and weaknesses. Without such a definition, most adjustments to the selling team are arbitrary and subjective. By understanding the system's view required for selling effectiveness, organizations can look at indidual sales team members as well as sales team processes and tools and how they align to the buyer.

Second, it allows for more consistent results in performance through the clear establishment of roles regarding who is "in" and who is "out" of professional selling. For example, if it doesn't involve a human agent, it is not within the sales profession -- it's a marketing function with a transaction (i.e., a "sale"). For this definition, sales operations, sales recruiters, and sales trainers are "in" the profession because they possess unique skills outside of their regular job titles. They posses knowledge and skill that is unique to enabling the definition.

Third, the definition lays the foundation for sales talent management/people strategies. With such a definition, sales development employees can create learning solutions that fit the unique aspects of a sales culture. At the same time, front-end recruitment strategies and more clearly tie to retention strategies.

Fourth, it helps organization on exemplary performance. By setting a bar with such a definition, organizations don't have to settle for mediocre sales effectiveness. They can use the definition to help bridge the gap between sales capacity and sales team competency.

Police Impound Cars For Sale - How To Buy a Bargain

These auctions are real and take place almost everyday in every region of the country. In most cases, anyone can attend these auctions or if they are held online are able to bid on these items. Remember, the government is not in the business of storing and selling vehicles, so they are very prone to get rid of these items as fast as possible.

Once you are able to locate where and when the auctions are being held online, you can then bid on these vehicles. If your bid is the winning bid, you will then have to be prepared to pay for or provide financing for your purchase within a certain timeframe set forth by the auction company.

Faust's Bargain

The German story of Faust is well known throughout literary and scholastic circles. In the story, Faust is a successful scholar who is unsatisfied with his life and bargains with the Devil. He offers his soul in exchange for unlimited knowledge and worldly pleasures. The popular term: "deal with the devil" originates from the story of Faust. This story has also been interpreted by some as a metaphorical representation of an ambitions person who compromises their moral integrity to achieve power and success.

A more appropriate interpretation for the current political climate is the process by which government entities borrow from future generations to finance social benefits that secure power for the political class. However, this model has begun to unravel in Europe as many countries are in the midst of a sovereign debt crisis that is on track to land in the United States.

Bargain

The basis of this debt crisis comes from promises made by politicians for the bestowment of material prosperity in excess of what people produce. The narrative used to sell this package of fictional prosperity is a promise to "make the rick pay their fair share." The universal assumption of this redistributive economic model is that the 'rich' are taxed in excess of the services they receive so that the 'poor' can receive more than they produce. To many, this model carries a populist attraction because of its perceived benefit for those at the lower end of the social and economic spectrum. Unfortunately, it ultimately regresses toward Faust's "deal with the devil" that requires the submission of a nation's soul when the price comes due.

Faust's Bargain

So how does a nation lose its soul in this way? It all starts and ends with incentives. All people naturally have incentives to behave in ways that result in a better life for themselves and their family. For people in the productive class, a better life is achieved through taking risks and realizing gains. Furthermore, these people have incentives to structure their financial affairs such that their tax burden is reduced to the legal minimum. Conversely, there are many people in the lower classes who view their path to a better life as the election of political leaders that promise to tax the producers and redistribute the resources to them. Both groups of people are acting in a way that seems completely logical.

The fundamental problem with nations that engage in this redistributive economic model is that there is a fundamental limit to how much tax revenue can be raised. An empirical analysis known as Hauser's Law has found that total US tax revenue since World War II has held steady at approximately 19.5% of Gross Domestic Product, despite a wide range of marginal tax rates and tremendous volatility in tax policy. This suggests that tax payers will self-select into activities that lower their tax burden when rates of taxation increase. This means that there is an implicit cap on sustainable government spending that is equal to approximately 19.5% of GDP. Spending in excess of this amount must necessarily be financed with borrowing or monetary inflation.

As nations incur deficit after deficit for decade after decade, the size of their national debt will eventually become so large that it becomes literally impossible for it to every be paid back without massive monetary inflation. In this situation, investors will frequently become wary of investing in the nation's debt securities. As the number of willing investors decrease, the yield required on the debt necessarily increases. As the effective interest rate on debt increases, nations must devote more of their resources to debt service. Eventually this results in a debt spiral where a country's debt obligations occupy so much of its resources that the government cannot function. In this situation, one of two outcomes inevitably occurs. If the nation owns a sovereign currency, it will simply expand the supply of its money, devalue the currency already in circulation, and eliminate the debt through inflation. If the nation's currency is pegged to another currency or it is part of an economic union, the only remaining option is default.

Another complicating factor is the fact that taxation rates are inversely related to economic growth. This means that raising taxes to capture revenue will stifle future GDP growth. When entitlement promises exceed tax revenue, it results in terminal borrowing that eventually creates higher interest rates on the debt. These higher interest rates place a further pinch on the budget since taxes can only be raised so much before they stifle economic growth and incentivize people to either leave or shift their efforts toward activities that generate less output, but are more tax efficient. The recent protests in Europe over budget cuts by Greece in an attempt to curb its deficits demonstrate the difficulty implicit in reversing this course of systemic over-spending with borrowed money. The eventual result of perpetually delivering something for nothing can only be a financial collapse and default. This is the point where Faust's bargain comes due and the devil lays claim to the nation's soul.

For people who do not wish to be caught by the collapse of debt-based entitlement spending, it is critically important to ensure that your personal wellbeing is not tied to government programs. When the collapse occurs, it will most likely create dramatic cuts, reductions, or outright default on many of the programs that the government uses to perpetuate its base of political favor. When this river of support from the government stops, it will instantly impoverish millions of people who have been conditioned over multiple generations to depend on somebody else for their wellbeing. The unfortunate impact of this fact is that there will be massive amounts of people whose financial lives are literally destroyed by the collapse of debt-based entitlement spending. As an individual, I do not possess the power to stop or even influence this phenomenon. However, I do have the power to impact my own decisions and personal financial situation. By focusing on what we can influence, instead of worrying about what we cannot change, it will allow people to protect the future of themselves and the people they care about by taking prudent action.

Faust's Bargain

Sincere Thanks,

Most Popular Selling Items on eBay

What should you sell on eBay? As a seller, the most popular selling items in the world's best marketplace are also the most profitable. Hot products in hot niches make the most money for sellers because buyers are always looking for them and willing to compete to buy them.

Some of the most popular selling items include designer clothing, designer accessories, especially handbags and shoes, cell phones, and video games. There are many more hot products that are sought after by buyers, some of which come and go.

Selling

Currently the most popular video game system is the Nintendo Wii, and other popular systems include Xbox 360 and PlayStation 3.  Video games are popular with eBay buyers, including vintage games from older systems. Some vintage video games bring extremely high prices. For example, an old NES video game recently sold for more than ,000.

Most Popular Selling Items on eBay

The average sell-through rate for products sold on eBay is about 30%. This means the average product sold on the popular auction site has a 30% chance of selling. For this reason it often takes 3-4 times to list an item before it sells.

Popular selling items on eBay have a sell-through rate of 50% or higher. Some niches even enjoy a sell-through rate of 75% or higher. When sellers sell in these lucrative niches, they have a much higher chance of having auctions end with the item sold.

By sticking with hot products in lucrative niches, sellers sell more products for higher prices, and pay less in listing fees because the majority of items sell the first time without the need to re-list them.

When choosing products to sell online, it is always best to stick with the most popular selling items on eBay, because buyers are always searching for them, willing to pay more for them, and they bring high profits for sellers.

3 Door to Door Sales Tips For Better Selling

Door to door sales is a tough business involving a lot of walking, talking and what turns most people off; Rejection. Being rebuffed time after time after time can really make this type of selling very hard and if you are the kind of sales person that thrives on success they may be so few and far between that this becomes depressing and not worthwhile. There are many door to door sales tips and tricks used by great sales people but the real building blocks for success come from motivation, planning and persistence.

1. Motivation Tips

Selling

Staying motivated from street to street, door to door and day to day is an ongoing challenge. It is said this sort of sales is just a numbers game, the more you knock the more chances you have to get a sales and while this is true it is only a part of the truth. If you knock unsuccessfully for too long it can get to you and the next call you will not be as lively or persuasive, having high motivation and energy throughout the day is essential for being persuasive and making each call count. The first thing you must do is not take any rejection personally, you are in an industry where you are selling to people who are not actively looking for your product and do not know you are coming, the conversion rate of sales is very low and you must expect this. Just think that every unsuccessful call has enabled you to get to the next call that may be a winner quicker! Another way to stay motivated is to keep track of sales but do not keep track of unsuccessful calls, only focus on positives not negatives and you will find success comes more easily, celebrate each sale, revel in it and stay on top of your game!

3 Door to Door Sales Tips For Better Selling

2. Planning Tips

While this may be a numbers game not all calls are equal so the adage of more is better is somewhat false. Good planning and research can help you to find the most profitable calls to focus on instead of just calling on whatever doors come your way. That also being said too much planning and too little calling is also a recipe for disaster. Choose your locations well for your products, some areas simply will not generate the same sales as other due to demographics. Also the time of day you call is important, calling at the wrong time can lead to a wasted call. You must strike a balance between numbers and quality of calls for a good sales conversion rate.

3. Persistence Tips

Persistence can be a double edged sword; I was once told that the difference between a good sales person and a great sales person is persistence. However later I learned that the difference between a great sale person and an annoying harasser is but small degrees apart. While you must be persistent in sales there is also the danger of following dead end too far and wasting time. If there is no chance of a sale why continue to try to make them come around? If you are pressing too hard you simple put people off, the art of listening is more important in this situation or even just giving up. That right, persisting when the outcome will not change is not good! If you apply your persistence where it can get results you will go far but you must prioritise calls and customers quickly or be stuck in dead end avenues. Having more time for more calls can often yield better results than simply trying not to take no for an answer! Remember that door to door sales is about quality and quantity, sticking with a low quality call means you have no quality and you are missing out on more quantity!

There are heaps of other small tips you can use from your opening to your closing to overall door to door coverage. Keep in mind these overall concepts for running your territory and you will be able to increase your overall sales however and more door to door sales tips will come to you in the process of your work!
